The Challenge

The homeowners in Wood Ranch had an 800 square foot front yard running aging fescue with significant brown patches and a non-functioning irrigation system that needed replacement. Simi Valley summers regularly exceed 100 degrees and the existing lawn was costly to keep alive. The Wood Ranch HOA architectural review applied. The homeowners wanted to maximize curb appeal year-round without ongoing irrigation cost or seasonal brown-out. They also wanted the front yard to maintain consistency with neighboring properties' aesthetic standards.

The Approach

We specified SYNLawn Precision with HeatBlock fiber technology for surface temperature management critical to inland Simi Valley summers. Base prep included full sod and irrigation system removal, geotextile barrier, and a 4-inch decomposed granite base compacted in two lifts to 95 percent density. Turf was placed with hidden seams along the existing landscape bed borders. The Wood Ranch HOA architectural review packet (SYNLawn product spec, color sample, project rendering, neighbor-property aesthetic comparison) was approved in 24 days. The Ventura County Waterworks District rebate at $3 per square foot was filed by the homeowners.

The Outcome

The completed front yard delivered consistent year-round green appearance, eliminated approximately $1,500 per year in irrigation costs, and the homeowners qualified for a $2,400 Ventura County Waterworks rebate. SYNLawn HeatBlock kept the front-yard surface playable for the family's young children through summer afternoons. The Wood Ranch HOA aesthetic inspection at year-end passed without issue. Total project came in at $12,800 before rebate, $10,400 net after rebate.

Project FAQ

Common Questions.

Simi Valley summer afternoons regularly exceed 95 degrees and can hit 105 during heat events. Standard synthetic turf gets hot enough in direct sun to be uncomfortable for foot traffic, especially in front-yard street-visible installs that the family uses for casual recreation. HeatBlock reduces surface temperature 15 to 20 degrees, keeping the surface usable through summer.
